Energy cost optimization by 14% for an accounting office
We moved an accounting office from an old tenement to our BREEAM building. Thanks to better insulation and LED systems, bills dropped by a specific amount every month.
Podatki i Finanse Sp. z o.o. accounting office struggled with huge electricity bills in their old headquarters. Moving to Epirusworld at 150 Chorzowska allowed them to real reduce fixed costs. Now their team works in a bright, warm office, and savings are visible in every transfer to the power plant.
The challenge
Their previous office was in an old tenement with very high ceilings. In winter, heating and electricity bills averaged 3450 PLN per month because old windows let in the cold. Employees had to use space heaters under their desks, which generated extra costs and was dangerous for the electrical network. The 12-person team complained of discomfort, and the company owners of unpredictable expenses.
Our approach
We started with an audit of the team's needs. We had to fit 14 workstations into a 118 m2 area. Our lease manager showed the client how the recuperation system and LED lighting work in the BREEAM standard. We planned the desk layout so that employees have as much natural light as possible from 8:00 AM to 4:00 PM. We focused on facts: we showed real electricity consumption of similar tenants on the same floor.
The solution
The client chose a module on the 3rd floor with a view of Silesian Park. We installed motion sensors in common areas and the kitchen, so the lights aren't on unnecessarily. The air conditioning and heating system is now centrally controlled, which eliminates energy waste on weekends. The Epirusworld building has a modern facade that keeps heat in winter and does not overheat in summer.
Results
After the first quarter in the new place, the average monthly energy bill dropped by 483 PLN. The company completely gave up extra heaters, and the temperature in the rooms stays at a constant level of 21.5 degrees Celsius. Annual savings will exceed 5700 PLN, which covers a large part of the parking costs for employees.
